The Former Good Shepherd Baptist Church on 28th Street is for sale.
FOR SALE
1200 N 28th St
Richmond, VA 23219
Here is a unique opportunity to acquire a historic building for new residential development in Church Hill. The church itself has the capacity for 13 total apartment units. It is estimated that there will be four on each floor in the rear, two in the sanctuary (that enter through the front steps), and three under the sanctuary that enter from the side – each of these units would have a “yard”. The units in the rear will enter through the R Street entrance using the historic stairs. Large sliding doors would make the sidewall to the apartment. The 240 SF two bedrooms will be mezzanines for the units in the sanctuary. The property may qualify for Federal and State Historic Tax Credits. Conversion to Multi-Family requires rezoning.

The building at 1200 North 28th Street was constructed as one of earliest African American churches in Church Hill circa 1888. The former site of Good Shepherd Baptist Church was gifted to Richmond Alumnae Delta House Foundation, Inc. in 1998, who had hoped to renovate the property. They held the property until 2016. The building was designated a historic site by Virginia Department of Historic Resources in 2001 as part of the Church Hill North National Historic District.

It seems like a great price for such a large structure and property but, consider its age, lack of maintenance, not to mention the code updates and conversion costs. Whoever takes this over I hope will at least keep the Colonial facade.
