Habitat for Humanity needs side yard variance for Briel Street house

Richmond Metropolitan Habitat for Humanity intends to build a single family home on the lot at 1517 North 35th Street, at the corner of North 35th Street and Briel Street

The house will front North 35th Street, but will need a side yard variance for the Briel Street side. The project will be presented at the Board of Zoning appeals meeting scheduled on June 7, 2017.

Jack Thompson, Vice President of Construction and Real Estate for Richmond Metropolitan Habitat for Humanity, explains why the variance is necessary:

We needed to demolish a house that was in severe structural disrepair and was beyond rebuilding at a cost that the neighborhood would support. Once we tore down the house, zoning required that we treat the lot as a corner lot with 2 front yards. One front yard on 35th Street (the obvious one) and the other front yard on Briel St since there are other houses down the block facing Briel. If we line up the house with the houses on both streets then it cuts the allowable building footprint to only 15.5 feet which creates the burden and the need for a variance.
