CAR to consider four new homes, two mixed-use projects

The agenda for the Tuesday, January 27, 2015 meeting of the Commission of Architectural Review includes a number of local projects:

  • 2807 E. Grace Street – Construct new box window and new rear porch
  • 3404 E. Broad Street – Construct new single-family residence (ABOVE)
  • 2818 E. Marshall Street – Restore facade, construct rear deck and balcony
  • 2300 Venable Street – Replication of historic cornice on storefront; install siding
  • 2813 M Street – Revisions to approved quadraplex design: two-story front porch
  • 320 N. 32nd Street – Construct new mixed-use development
  • 722-724 N. 23rd Street – Construct new mixed-use development
  • 607-609 N. 29th Street – Construct two attached single-family residences
  • 615 N. 29th Street – Construct new single-family residence

I really like the way they integrated the handicap ramp on the four-plex – I’m assuming it will look like a porch from the front? But the drawing for 3406 E Broad is really strange – needs more windows, or something!

Lee: 3406 E Broad is an existing brick home from the 30’s by my guess. Others will know for sure.

@1 and 2, 3406 East Broad IS an existing building, but this proposal is for new construction at 3404 which is currently a vacant lot.

LOL! I’ll have to drive by and see if it looks that odd in person (I’m betting it looks better in real life!).

3406 looks MUCH better than the drawing. The drawing doesn’t show the porch nor does it accurately reflect the windows.

The EPDM and TPO roofs on the 29th St projects, although not cheap, Will cheapen the look of these homes. Theses roofs should be metal.

CAR needs to be more reasonable on their response times and frequency of their meetings if they want people to comply with their rules-

It’s really just not logical to do things on their timelines, with the exception of new construction.
