The Shockoe apartment boom will have fully made it up the hill this March when new residents begin moving into the first phase of the Shockoe Valley View Apartments at Cedar and Mosby.
The 151-unit four-story apartment complex replaces 28 low-rise town home apartments built in the late 1960s, and will offer residents amenities such as a fitness center, balconies, a pool, and free internet & satellite TV. Off-street parking will be available behind the building.
Rent for the mix of one and two-bedroom apartments will run between $771 and $1,629 per month, with most of the 2-bedroom units in the $1,200s. The 1-bedroom units range in size 551-800 square feet; the 2-bedroom units will be 849-892 square feet. Leases are available now, and are being offered with three months of free rent initially.
In the works since early 2010, the $13 million project is expected to be completed by May.

They should have consulted with a good designer. Seems like all the new places were created from the same stamp. Nothing special, cheap looking, small s.f. They will all, unfortunately, become dated at about the same time. What happened to taste?!

These look like good sizes to me. How big do you want an apartment to be?
I’m all for new development in the area but it would really be nice if they kept some sort of design continuity with the rest of the area especially since they are so visible to those exiting 95 in route to the neighborhood.

Who the hell thought it would be a good idea to plop “luxury apartments” a couple blocks from Mosby Court?
I’m a BIG fan of new development. If your not going to offer much s.f. and charge the highest going rate than at least offer something of quality. Those appliances are the cheapest and the units devoid of character/charm. For a bit more effort and $ something with greater longevity and attractiveness could be created. And attract tenants who might stay.
You guys are nuts. This apartment complex is so much nicer than what was there originally. I think these kitchens look great and I think the view from 95 is pretty attractive. I hope that they’ll be able to attract residents who can afford the rents and think the Mosby nearness adds a challenge. But it’d be a super commute for the MCV crowd.
It’s not the developer’s fault there’s a public housing complex a couple blocks away.

It’s better than what was there, but I agree the presence of the public housing so close by will be a challenge for sure. Hopefully this is the first step in making that area safer & prettier on the eyes.
@7 – it is if the complex was there before and they chose to build a pseudo “luxury” style apartment complex right next door. These types of units are out of place and something more mass market would have been more appropriate.

This went through an extremely public design and permitting process attended by many people in the larger neighborhood… and was much improved by comments from neighbors. Go to the meetings – that when you can make a difference, folks.
I am really happy with the scale and design of the building. These are nice apartments in an area that could really use some. I think this building will be good for the neighborhood. I am not sure it has an enduring beauty to it but the truth is, brick and stone is very expensive and this is much much better than what it was replacing. The area near Mosby is really changing! I think the developers are going to make out like bandits on this!
Wow, I had no idea the similar Whirlpool appliances my wife and I put in our kitchen are so reviled among the design conscious. Are these apartments supposed to be equipped with all Sub Zero that probably won’t even be used all that often? Most students pick up fast food more often than not and when they need to cook what more do they need? Yeah the exterior leaves much to be desired, but it’s still much nicer than the POS place I first had when I moved to RVA.
I’ll take these apartments over the projects and low rent equivalents they replaced any day of the week. Keep ’em coming, massive improvement. Snipe all you want, but someone took a massive chance and put big dollars at play. I hope it works and they decide to bulldoze the rest of the blight and fill it with similar or better quality apartments.
I agree with Michael…wow, amazed that a developer would risk $13 million to place these next to the current neighbors. I sure hope they fill them up. It may not be so profitable if they always have to offer 3 months free rent to attract a tenant. If the target market is the student population at MCV/VCU–this is very nice student housing. Agree with the other posts that the outside design could be a bit more in keeping with the existing fabric of the larger neighborhood.
What happened to taste and aesthetics? It’s the Cedar Broad building without the McDonald’s. And this was done with the new R63 zoning. I suppose I should suck it up and like it because it’s better than what was there before. How long before we get to celebrate the second building?
Completely agree with #11 (and 12). These went through an extensive series of public reviews. Next time something is out there for public comment, go to meetings instead of waiting until it is almost ready for occupancy and then sniping about it.
@12, agreed, the area is changing totally. The developer isn’t taking a chance, they are betting that they will fill them.
And Laura, #15, I know someone who looked at them today. The three months free rent is not all at once, you have to sign a year’s lease and then they give you a free month at the second, third and fourth quarters, as I understand it. (Might be at the first, second and third quarter). And that’s for the people who sign up before it’s actually open in May, so I doubt they are going to lose much money.
What I’m wondering now is, will this start a rent war between all the new (and existing) apartments down the hill? There’s all that stuff on Broad and Main and Cary to take into account. Just throwing that out.
NoVa-ization is a real threat.
I think they look nice, I don’t think they are meant for rich people with great taste to live in. I think they are meant for people in their 20’s and 30’s who don’t want the mold from the the fan in their kitchen. But I guess they could’ve put in fancy appliances and they could be just as afforable as the Vistas.
