I would say the value in this property is in the land and the location. I believe the building is younger than 1950, and not considered a contributing structure to the Union Hill Historic District. Thus, the existing structure could be demolished and the lot’s square-footage could be maximized that way.
However, there is lots of charm in that small gas station/mid-century modern design. So, it will be interesting to see what the next owner chooses to do with the property.
I personally hope it’s redeveloped and the new owner/builder/architect takes some design inspiration from other wedge shaped architecture in Richmond, such as the building at this link: http://goo.gl/maps/5gFGb

@chpn For 3x the assessed value, huh? Maybe they lined the walls with gold plating and didn’t tell the assessors…
@chpn assessed at $96,000 you say.
This is an awesome opportunity for redevelopment in CH!

Curious as to the square footage of property/lot.
Someone’s feeling bullish. Then again, sitting between Sub Rosa and the Roosevelt doesn’t leave one starved for choice.

$300,000 for a place with Rats Grocery, ah hem, I mean, Family Supermarket in it’s backyard? I smell a rat…
Assessment value and sales prices are often completely unrelated.
I could easily see a coffee / micro beer / wine place with a patio, very similar to Cross Roads on Forest Hill Ave
For Eric: Parcel Square Feet = 3279.6

Two/three-story version of NYC’s Flatiron Building:)
What a steal!
What John said!
Didn’t the old supermarket that is now DaVita Dialysis sell for many times its assessed value a year or two ago?
Sunny Market sold for $2,100,000 (5/9/2011)

But seriously 300 seems like a prayer.
I like the design of this building. Hope someone can do something with it and NOT paint the stones.
