This is an awesome opportunity for redevelopment in CH!
I would say the value in this property is in the land and the location. I believe the building is younger than 1950, and not considered a contributing structure to the Union Hill Historic District. Thus, the existing structure could be demolished and the lot’s square-footage could be maximized that way.
However, there is lots of charm in that small gas station/mid-century modern design. So, it will be interesting to see what the next owner chooses to do with the property.

Someone’s feeling bullish. Then again, sitting between Sub Rosa and the Roosevelt doesn’t leave one starved for choice.

Assessment value and sales prices are often completely unrelated.
I could easily see a coffee / micro beer / wine place with a patio, very similar to Cross Roads on Forest Hill Ave

But seriously 300 seems like a prayer.
I like the design of this building. Hope someone can do something with it and NOT paint the stones.
