proposed development at Cedar and Broad

Cedar and Broad Street

I’m hearing about a development proposed for Cedar/Broad/18th/Marshall that could be *big*. It would be mixed use, residential and commercial, to wrap around McDonald’s and use the rest of the block, and 3 to 4 stories. There will be a meeting for a special use permit Monday, January 21 at 7PM at American Tobacco Center community room, with materials on the proposed project available at the meeting. This area is in that particular cut-away corner that is *not* in the Shockoe Valley O&H district, btw.

    Do you know of a development going up in the parking lots behind and next to MacDonald’s on E. Broad and 18th?

    Laura,

    Sorry for the delay in responding to this question. I had to confer with our planners in Land Use Administration. Our office has not received any applications for development at that site. If/when we do,the application will be available to the public. Please feel free to
    check back with us on a regular basis to inquire about future applications. Also, we urge all applicants to contact the neighborhood associations prior to any public hearings.

    All us chilluns need to turn out for the 1-21-08 public q&a mtg with the developers.

    This new project will be a doosy:

    -Parking!!? Where will all the MCV folks park when the existing lot is no longer available? Will the developer build a parking a deck beneath the condos for their residents AND the displaced MCV folks?

    -Building height and view shed from Jefferson Park: The lot isn’t in the ShckVal O&H district, so CAR can’t make ‘em hide the HVAC units on the roof (yuck!) nor influence on the exterior design.

    The developers are looking for a Special Use Permit. That puts all of us in the position of negotiating with them for things we want (like a good rooftop and enough underground parking for their residents).

    Please try to attend the 7pm mtg at the American Tobacco Bldg on Monday the 21st.

    While parking could be an issue, I’m all for this development! It’s great to hear that another (mostly) vacant block in the area could be transformed into something other than a sea of asphalt and automobiles.

    This looks like the same area of the Cold Storage building. Is a microbrewery moving in there or something?

    No, the Cold Storage building is to the north of this site. This is the parking lot that surrounds McDonald’s

    Magneto, i think we’ll all be happy to see that surface parking lot will go away .

    But make no mistake, this is PRIMO real estate in downtown Richmond.

    We shouldn’t sacrifice quality of life issues to the profit motives behind this developer’s project.

    As citizens, we have to opportunity to insure that this project is built in such a way that it will

    -aesthetically coexist with the existing city scape/downtown vista and the adjacent Shockoe Valley City Old and Historic District,

    -not exceed the height of Union Hill/Jefferson Park (it’s close proximity to the edge of the park risks a “walled in” effect).

    -and provide enough parking spaces for the residents of the structure…so the currently overburdened parking situation isn’t made any worse than it already is.

    The developer needs us to support a Special Use Permit…let’s negotiate for that support by asking for responsible development policy.
