    Did someone say pirates??? Don’t tell me the Pirates of Church Hill are back… I remember 8 or 10 years ago we were infested with them. You could not turn a corner without running into a pack. And the bars were croweded with the sound of “yo Ho Ho”.

    A.C.O.R.N. PROPERTY ALERT                        

    PROPERTY MUST BE SOLD ASAP…

    STATE & FEDERAL HISTORIC DISTRICT:  Union Hill

    BUILDING PERMIT:  Active and in place, ready to continue work for complete renovation

    FLOOR PLANS:  Complete and Approved for construction by the City of Richmond

    HISTORIC TAX CREDITS:  Application approved for the Part 1, Evaluation of Significance and preliminary approval for reconstruction plans for the rear section of the house

    ENGINEERING:  Complete for the house and the retaining wall to the north

    NOTES:
    1) The rear of the house has been partially taken down in order to stabilize this section.  The north wall can be reconstructed and tied in with the remaining south and west walls, and construction of interior framing can commence after this reconstruction.

    2) There is a failing retaining wall that will have to be replaced as part of the project.  This should be taken into consideration when making an offer.

    This brick Italianate house is located in the Union Hill State & Federal Historic District.  The owner must sell and will entertain any offer made on the property.  A.C.O.R.N. has been working to save this house and arranged the sale to the current owner in 2007 through our Option Property Program.

    I was talking to someone, last night, at the CHA picnic and he said that you could get the house for about $25,000.00 or a close reasonable offer. It’s in a desparate condition and needs immediate attention. Anyone interested needs to act quickly before nature or the City takes care of it for good.

    Hey everyone, I am the current owner of the property, and looking to sell it ASAP. My lender changed their mind on this, and I don’t have a funding source now so no longer have the ability to see this one to completion. It’s a good deal for someone familiar with the tax credit process. Part 1 is already approved. Builder permit is in hand, and work ready to start today. Jewel contracting was ready to get going on this right before my lender pulled funding. at a minimum it’ll take 200K to renovated, 240k max i’m told by them, and that includes fully repairing the retaining wall. They have lots of experience in Church Hill and have done great work in the past. Again, any offer considered to make your numbers work on this one. Contact me at jkuhn@tneonline.net Thanks.
