The commercial-down, residential-up building at 401 Chimborazo Boulevard is for sale for $395,000:
This corner lot, mixed-use property could be renovated using historic tax credits, and that is the most requested property type that we see. Restaurant (approx 1400 SF) with hood and infrastructure in place on the first floor, ready to be finished off and opened up. There is an apartment (approx 1000 SF) on the second floor that is current leased out at $550/month.

Church Hill Grill anyone!?!?….who wants to open it?

Matt and Daniil are probably thinking this would make a great eight-story apartment complex with no off street parking.
$395,000 is out of my budget. And to rent the top for $550, and maybe get $1,500 for the bottom would not make the numbers work to break even.

@2. Sounds better to me than a vacant building that is none too pretty.
@#2 – brutal burn! Absolutely true but still brutal!

Way too expensive for what and where it is.
@6 I am not an architecture critic.
I have no problem with them being required to police their contractors and held accountable for their littering. I suspect the City would need to enforce that.
As long as they operate within the laws, ordinances and regulations as they are written, I would have no issue with whatever they chose to build since it is their investment and their property. I have no desire to grant them variances unavailable to others. That sets the limits available to them under the law. As long as they work within those limits, who am I to judge?
Back on the market, now $289,000
