Not “fully” renovated. The brackets and decorative frieze along the eaves are missing on the building to the right – which can be seen on the side of the building.

Eric – good eye! That work remains to be done over the next few weeks. There is a minor structural issue I am waiting to resolve before we put back the corbels at the top and paint.

Holy cow! What a great renovation, and Erin, $1.19 a square foot is CHEAP for the quality of the finishes and the square footage. Good job Kleyman.

LOL, Erin. The days of cheap Richmond rent are over. These aren’t unreasonably expensive for the current market.

@4…$1100 for 924 sqft….”Horribly expensive” No way…. that’s a very good price considering the space and the quality of the reno…want cheap rent? head to southside or the northside. You won’t find a nice place in the city or in church hill for “cheap”.

I’m not saying they aren’t beautiful. Unfortunately, as rent prices increase my income has not. I could own a home for $1100/mo (if I could afford it). I love Church Hill. Unfortunately, rent prices that high don’t fit my budget.

It’s been fun to watch the transformation from less than a block away! And thanks for telling the world that Metzger’s and the apartments are in Union Hill and not Church Hill!

Hi Erin. We had units in this buidling as low as $650 (studio) and $799 (1br) but those all went very fast. It’s true – rent prices have definitely increased in Church Hill and downtown. But so has the quality of the living spaces.

When a neighborhood improved house and rental prices always rise. There are 2 bedroom apartment units on the Hill that rent for over 2000,00 per month. Surprisingly Shockoe Bottom has the highest rents in Richmond!

@Erin – definitely quality of finishes and construction. I’ve seen one bedrooms the hill that rent for 400-500, but they usually have lots of vinyl and/or inexpensive flooring (fine, if it’s taken care of) and baseboard heat and poor insulation (NOT SO FINE: An apartment like this one would be cheaper in the winter!).
