Nice house but this is WAY off. MAYBE they get that for this house on Monument. If they actually give a shit about selling, I’d be starting that price with a 4.

@Alex, we want houses to start selling in the higher ranges again. Why be so negative?

What’s the address? I’m curious, and when I clicked on the link it said ‘listing not found.’ I could drive around until I find it but it’s easier to ask you guys, thanks.

Some comps to show how crazy this really is.

Listed about six months back, still not sold at half the price.

Also listed about six months back, similar size and good location.

I’d argue that both of the comps are overpriced by a good bit according to the market (or they would have moved by now) so that would make this at least 50% more than it should be.

I must have missed the picture of the solid gold bathtub in here?

@crd – I don’t remember the address. On Grace Street.

It’s a shame the link is gone, there were more photos. It really looks like an astounding house.

The realtor probably pulled the other one in shame but zillow still has it. It is a beautiful house and would sell quickly at the right price.

So it’s 2609 East Grace St. Thanks, Alex. Agreed, it’s beautiful but priced way over what it should be. I guess the market will decide what it’s worth when it finally sells, unless the owner can afford to just sit on it for a long time.

@4 – are you serious? This isn’t the “higher ranges” this is a delusion. Having lots of unsold inventory in the neighborhood is bad for owners. If they could realistically get anywhere near this, I’d be glad to see it.

As it stands it’s going to sit for a long long time until they flip the first two numbers around.

And another housing bubble is not in anyone’s best interests in the longer term. Incomes are flat since the last one burst and there’s no reason prices should be appreciating much faster than incomes as that’s not sustainable.

For another point of reference…

3x the size and it’s also a really nice renovation.
